Community Terminology
 
Articles of Incorporation -

Assessment - A budget amount of money an owner pays to the association as assessed by the Board of Directors to pay the expenses of the the community during the budget period of time.
 
Association - in the context of community management, an organization, usually a legal entity, formed to oversee the use and administration of a development for either commercial or residential use that is covered by a Board of Directors typically, but not always, comprised of those with an ownership interest in the association.

Board Liason - A member of the board of directors, typically the president,  who works as the primary point of contact between the manager and the board of directors.

Board Member - An elected or appointed member of a board of directors that acts as the governing body of the association.
 
Bylaws - a rule or series of rules formerly made by an association to govern the operation of the association required to be established in compliance with the Declaration of Covenants, Conditions and Restrictions.

Common Elements -

Condominium -  a form of legal ownership in which ownership is divided into individual units and sold. Ownership usually includes a nonexclusive interest in certain "common properties" controlled by the condominium association.
 
Controlling Documents -

Declaration of Covenants, Conditions and Restrictions (CC&R) - a legal document or series of documents typically recorded in the jurisidictions land records that sets forth the regulations for owners of units in an association and describes the owner's use of limited common areas and general common areas. The declaration usually includes rules for future use and the selecting the board of directors for the association,

Homeowner's Association - (HOA) an organization, usually a legally formed entity, in a subdivision, planned community, or condominium that makes and enforces rules for the properties within its jurisdiction. The purchase of the property automatically makes the homeowner a member of the HOA and dues are typically required.

Officer - usually, but not always, a member of the board of directors who acts in an official capacity as directed by the board of directors but in compliance with the controlling documents of the association; examples include a president, vice-president, secretary, and treasurer.

Planned Unit Development - (PUD)

President - Typically a member of the Board of Directors and who is elected by the Board of Directors  to serve as leader of the Board of Directors and principal officer of the association.  Duties  and powers are deliniated in the communities controlling documents.
 
Rules and Regulations (R&R) - A series or rules or regulations usually adopted by the Board of Directors for an Association governing certain aspects of the association usually allowed to be established in accordance with the Bylaws.
 
Secretary - The officer of the assoicaiton appointed by the board of directors whose duties are deliniated in the communities controlling documents but who
is usally responsible for supervising and handling the documents of the community such as minutes, resolutions, corespondences, contracts, roster, stc. 

Statute - (Statutaroy Law)

Special Assessment - An assessement  that is in addtion to a regularly budget assessement, typically assessed by a Board of Directors, to pay for an expense of the community that was not budget for.

Treasurer - The officer of the assoicaiton appointed by the board of directors whose duties are deliniated in the communities controlling documents but who
is usally responsible for supervising and handling the finances of the assocaition. 

Vice President - Typically a member of the Board of Directors and who is elected by the Board of Directors  to serve as leader of the Board of Directors and principal officer of the association in the absence of the President.  Duties  and powers are deliniated in the communities controlling documents.
